Riviera West Country Club Schedule of Fees & Deposits:

Administration

  • Annual Dues   $423.
  • Late Fee    $40 total, billed in two $20 monthly installments 
  • Escrow / Transfer Fee    $200.
  • Access Key Card Replacement     $100.00

Architectural

Major Construction

  • Plan Review Fee (non-refundable) $ 500.
  • Performance Deposit (new home) $10,000.
  • Performance Deposit (garage or addition) $2,500.
  • Variance Request Fee (non-refundable) $ 500.


Two sets of plans and the plan review fee must be submitted for approval. When the plans are approved, one set is retained in the office and the other is stamped approved and returned to contractor/owner to submit to the County. The performance deposit is returned only after the following have been completed:


  • Construction is completed within 1 year
  • County has signed off on final inspection
  • ACP has signed off on final inspection


Minor Construction

  • There is no charge for a deck, porch, patio, pool, spa, fence, retaining wall, etc. Application must be submitted with samples of roofing material or paint colors. Fences must show detailed outline of type (top rails are a must for link style fences) and actual location, heights, etc.

  • Non-Life Threatening $ 250. (per month/occurrence)
  • Life Threatening $ 500. (per month/occurrence)

Fire Safety Enforcement


  • Hazardous Fire Conditions on Your Property

       -  Low Severity Conditions: $250 fine

       -  Medium Severity Conditions: $500 fine

       -  High Severity Conditons: $1,000 fine

  • Late Fee (Per Month)      $ 20.
  • Escrow / Transfer Fee   $ 200.
  • Water Hook-Up             $5150. 
  • Re-connect Fee               $ 200.

Bi-Monthly Water Bill

For Improved Lots:


Water usage is billed every two months:  JANUARY, MARCH, MAY, JULY, SEPTEMBER, NOVEMBER


Base rate is $180.56 per meter


Water Usage Rate (per cubic foot):


Tier 1 0-1200 cf               $0.0745

Tier 2 1200-2000 cf         $0.0896

Tier 3 2001-3000 cf         $0.0930

Tier 4 3001 and up cf      $0.0946



For Unimproved Lots:

An annual water standby assessment of $400 is billed on July 1 of each year


Above rates are effective July 1, 2023.  These rates are subject to change by the Board of Directors. The Rate Schedule is reviewed annually and adjusted as necessary.
